The Starting Point Structural and Logistical Challenges
Building for the large-scale cold chain requires solving technical problems before even stepping onto the site. In this project, the frozen storage facility projected elevations exceeding 15 meters in height. These dimensions pose a critical challenge for the installation and the technical solutions required for the building’s stability, as well as for its subsequent transport.
Adding to the structural complexity was the client’s need to commence logistical operations immediately, ruling out the extended timelines demanded by traditional concrete construction.
Technical Development and Materials
To guarantee maximum insulating capacity within a strict schedule, the complex’s envelope was executed entirely with Quantec® sandwich panels — 200 mm thick across 90% of the installation. With a thermal conductivity of just 0.018 W/mK (the lowest on the market), these panels optimize refrigeration performance and energy efficiency. Full specifications at www.panelespap.com. The 15-meter panel lengths required special transport and coordinated delivery to keep assembly aligned with construction progress. Access points featured more than 80 Coldkit hinged cold room doors (www.coldkit.com), customized in the operator’s corporate colors without compromising technical performance.
Sustainability and Operational Efficiency
The thermal envelope’s performance directly shapes the operator’s OPEX and ESG objectives. The 200 mm insulation reduces the facility’s thermal load across two key dimensions: it allows for more compact compression equipment with a smaller gas charge and lower leak risk, and it sharply cuts the electricity demand needed to sustain sub-zero temperatures. The result is a logistics platform that minimizes its carbon footprint, shields against energy cost volatility, and maximizes long-term profitability.
Results and Execution Timelines
The adoption of modular construction technology made it possible to meet the project’s demanding execution deadlines. This acceleration in execution times ensures a faster return on investment for the operator and highlights the clear advantages of panels over concrete in modern industrial building.
